Which public blockchain is Horizon DAO built on?
Horizon DAO was initially built on the Ethereum blockchain. However, we have since migrated to the Polygon network to take advantage of its low transaction fees and faster transaction times. Our team is constantly evaluating and exploring other Layer 1 and Layer 2 solutions to ensure the best possible user experience for our community.
What is Horizon DAO Token Ticker?
Hoziron DAO's Token Ticker is SKY. The Token Address will be published at Token Generation Event.
How is Horizon DAO different from other tokenization projects in the past?
Past Real Estate tokenization projects have faced challenges with regulatory compliance, secondary market liquidity, and the integration of Real Estate into the DeFi ecosystem. However, with the evolution of the DeFi space and the availability of new tools such as Automated Market Makers, Collateralized Lending Pools, ERC-1155s, ERC-721s, and ERC-20s, we can now introduce liquidity in the secondary market and improve Real Estate composability within the DeFi ecosystem.
HorizonDAO is a DeFi project that sets itself apart by employing a unique legal structure that creates a contractually bound fractional ownership of the underlying real estate and its revenue, ensuring the legitimacy and true ownership of the reNFT. Additionally, HorizonDAO leverages its native SKY token to incentivize an ecosystem of future Real Estate Primitives to increase the number of use cases and demand for the reNFT, enhancing its on-chain value. The platform is highly scalable as it enables autonomous tokenization of assets, on-chain governance, and minimal operational overhead.

How do you ensure the structure has a legitimate claim over the Real Estate?
Horizon DAO ensures the legitimacy of the reNFT by employing a unique legal structure that creates a binding contract for fractional ownership of the underlying real estate and its revenue. This structure is enforced through smart contracts and legal agreements, providing a transparent and secure process for tokenization. Additionally, the reNFT holders have the option to redeem the underlying real estate, which further solidifies the legitimacy of the reNFT and ensures a floor price for the token.

Who owns the real estate after it is tokenized?
Horizon DAO, through its legal structure, holds the ownership of the real estate underlying the reNFTs. The reNFT holders are entitled to receive revenue generated by the real estate.
Who manages the real estate after it is tokenized?
Horizon DAO, as the legal owner of the real estate, manages the property, and any revenue generated from the real estate is distributed to reNFT holders.
Can I sell my properties now?
Yes, you can sell your reNFTs on a secondary market after the offering period.
Is there any theme on the properties to be acquired?
No, there is no particular theme for the properties to be acquired. However, Horizon DAO is committed to acquiring high-quality properties that have a potential for value appreciation.
Why only the Kingdom of Thailand?
The Kingdom of Thailand is a fast-growing economy with a vibrant real estate market, making it an attractive market for investment. Additionally, Thailand's regulatory environment is favorable to blockchain technology and digital assets, which makes it an ideal location to launch our project.
How many IROs will there be?
The number of Initial Real Estate Offerings (IROs) will vary based on the availability and viability of properties in our pipeline. Each IRO will represent a different property with its unique characteristics and value proposition. We aim to provide a diversified portfolio of properties to our investors, and we will announce each IRO's details and timeline on our official channels. Stay tuned for updates on our upcoming IROs!
How can I get Real Estate NFT (reNFT)?
You can participate in the IRO on the Horizon DAO platform and receive reNFTs in exchange for your investment.
How do I farm yield with reNFT?
You can farm yield by staking your reNFTs in the yield farming pools on the Horizon DAO platform.
Can I buy/sell reNFT after the Offering period?
Yes, you can buy/sell reNFTs on the secondary market after the offering period.
What happens if the value of the underlying property decreases?
The value of the reNFT will decrease in tandem with the underlying property. However, Horizon DAO is committed to acquiring high-quality properties that have the potential for value appreciation.
Do reNFT have a vesting period?
No, reNFTs do not have a vesting period, and you can sell them at any time.
How are reNFT different from REITs?
Real Estate Investment Trusts (REITs) are regulated investment vehicles that hold portfolios of income-generating real estate assets. In contrast, Horizon DAO's reNFTs represent fractional ownership of individual properties, offering more flexibility and customization to investors. Additionally, reNFTs are traded on a blockchain, which allows for a more transparent and efficient secondary market.
Legal FAQs
Who will own the title rights of the property?
The Special Purpose Vehicle (SPV) will own the title rights of the property. Real Estate NFT (reNFT) holders can vote and buyout other reNFT holders to redeem the underlying real estate.
Would the DAO be the legal owner of the SPV?
The DAO will not be the direct legal owner of the SPVs. Instead, the SPVs will be owned by local subsidiaries. This structure is designed to limit the rights of the directors and shareholders such that they are not able to sell the underlying real estate or the assets of the SPVs.
How is the SPV set up?
An independent director will be elected to manage the SPV. They must be qualified as part of the HorizonDAO proposal. The proposal with the most competitive fees and highest vote will be awarded the contract to manage the SPV.
Is Horizon DAO available to any country?
Yes, investors can participate from anywhere in the world, but the initial HorizonDAO structure is designed based on the legal framework in the Kingdom of Thailand. Therefore, it will only be available for real estate located in Thailand during the testnet launch.
Will you share more details about the legal structure?
We cannot share more details at this point beyond the legal opinion attesting to the validity of the structure.
Why is Due Diligence important?
Due Diligence is important to ensure that the underlying real estate is properly verified and validated before being tokenized on the blockchain. This helps to mitigate any potential legal risks and ensures the legitimacy of the reNFTs.
How is Due Diligence conducted?
Due Diligence is conducted by a team of experts who verify the authenticity of the underlying property, including conducting title searches, verifying ownership, and conducting site visits. The results of the Due Diligence process are shared with investors before the IRO.
